Episode 10: Blue Tape Walk-Getting Ready for Closing

New Construction Series: Episode 10

This is it—the final episode!

We’ve followed this home from a bare lot all the way to the finishing touches. Now it’s time for the last few steps before the keys are officially yours.

And trust me, these steps matter. This is your chance to make sure the home you’re paying for is the home you were promised.

Start With Your Own Inspection

Before your blue tape walk, schedule a final inspection with your own third-party home inspector.

“But wait—didn’t the city already inspect the house?”

Yes! But city inspections are focused on meeting code requirements. Code is the minimum standard. Your inspector works for you and is looking at quality, workmanship, and the things that are easy to miss—like attic insulation, roof details, and how everything is functioning.

Doing this before your blue tape walk means anything your inspector finds can be added to the same punch list.

The Blue Tape Walk

This is one of my favorite parts of the process!

Typically one to two weeks before closing, you’ll walk through the home with your builder’s representative (and your REALTOR®). Anytime you spot something that needs attention, you mark it with a small piece of blue painter’s tape.

Each piece of tape becomes an item on the builder’s punch list.

Things to look for:

  • Paint touch-ups, scuffs, drips, and nail pops
  • Chips or scratches on countertops, tile, flooring, cabinets, and appliances
  • Missing or gapped caulk and grout
  • Doors and windows that stick, don’t latch, or are missing screens
  • Faucets, showers, and toilets that drip, leak, or don’t drain well
  • Outlets, switches, and light fixtures that don’t work
  • Outside: grading that drains away from the foundation, gutters, sod, fencing, the driveway, and the garage door

Here’s a tip: take a photo of every piece of tape. Tape can fall off, and photos give you a record of everything you marked.

And remember what we talked about in Episode 9—it’s completely normal to find items. That’s exactly what this walk is for!

The Final Walkthrough

Usually a day or two before closing, you’ll go back through the home one more time.

This is when you confirm:

  • Your blue tape items have been completed (bring those photos!)
  • Nothing new was damaged while repairs were being made
  • Utilities are on and everything is working
  • The home is clean and ready for move-in

If anything is still outstanding, get it in writing before closing. A friendly “we’ll take care of that after closing” is nice—a written, dated list is better.

Before you leave, ask your builder representative to show you where the main water shut-off and breaker panel are, how your sprinkler system works, and how to submit a warranty request.

Closing Day!

You made it!

On closing day, you’ll sign your final documents with the title company, your funds will be wired (always verify wiring instructions by phone with your title company—never trust emailed instructions alone), and once everything is funded and recorded…

The keys are YOURS!

This is the moment we’ve been building toward since Episode 1.

After You Move In

Your builder warranty starts working for you right away. Take time to read through it so you understand what’s covered and for how long.

Here’s one more tip: set a reminder on your calendar for month 11. Many homeowners schedule an inspection before the first-year coverage ends so anything that has popped up can be reported while it’s still covered.

That’s a Wrap!

Think about everything we’ve covered in this series.

Site prep. Foundation. Framing. Mechanicals. Insulation. Drywall. Cabinets. Countertops. Tile. Flooring, appliances, and finishing touches. And now—blue tape, final walkthrough, and closing.

From a bare lot to a brand-new home.

Thank you so much for following along on this journey with me!

Thinking about building a new construction home in the Austin area?

Remember: the builder has a team representing the builder—you deserve someone in your corner, too. From choosing the right community and builder all the way through your blue tape walk, closing day, and beyond, I’d love to help you navigate every step.
