New Construction Episode 9: The Finishing Touches
New Construction Series: Episode 9
We are SO close!
After months of watching your new home go from a bare lot to framing, drywall, cabinets, countertops, and tile, we're finally at the stage where everything starts coming together.
Welcome to the finishing touches—flooring, appliances, HVAC, fixtures, and all those final details that make a construction site start feeling like an actual home.
Flooring Goes In
Depending on the type of flooring you've selected, some of it may have already been installed earlier in the construction process, while other flooring is saved until closer to the end to help protect it from damage.
Now you may see carpet, luxury vinyl plank, hardwood, or other finished flooring going in throughout the home.
And what a difference it makes!
Once the finished flooring is installed, the rooms suddenly feel warmer, more complete, and much closer to move-in ready.
This is a good time to look for damaged boards or tiles, gaps, stains, scratches, loose areas, or anything that doesn't match your selections.
Appliances Arrive
Remember that empty space in your kitchen where you've been imagining the refrigerator, range, dishwasher, and other appliances?
It's finally getting filled!
Depending on your builder and contract, your included appliances will be delivered and installed during these final stages.
Once the appliances are in place, the kitchen you've been watching come together piece by piece finally starts looking complete.
It's also important to make sure the correct appliances were installed and that finishes, models, and features match what was included in your contract or design selections.
Getting the HVAC System Up and Running
One of the less glamorous—but incredibly important—final steps is getting the home's HVAC system fully operational.
Your heating, ventilation, and air-conditioning system has a big job. It controls the comfort of your home, helps manage humidity, and keeps air circulating properly throughout the house.
During these final stages, the system is started, tested, and checked to make sure it's operating correctly.
You'll also want to know where your HVAC equipment is located, what size filters it uses, how often those filters should be changed, and how to operate your thermostats.
Those may not be the exciting design-center decisions, but you'll definitely appreciate knowing them once you move in!
It's All in the Details
This stage isn't just about flooring, appliances, and HVAC.
You'll also start seeing many of the smaller finishing touches come together—light fixtures, plumbing fixtures, mirrors, hardware, electrical covers, touch-up paint, doors, trim, and dozens of little details throughout the home.
And here's something that's important to understand:
It's completely normal to still see items that need attention.
A new construction home doesn't magically become perfect overnight. As the builder gets closer to completion, crews will work through outstanding items, make corrections, complete touch-ups, and prepare the home for its final walkthrough.
That's why paying attention during these last stages is so important.
The Finish Line Is in Sight!
Think about how far we've come.
We started this series with a bare lot. Then came site prep, foundation, framing, mechanicals, insulation, drywall, cabinets, countertops, tile—and now we're putting on the finishing touches.
Your new house finally looks like a home.
But before you get those keys, there are still some very important things to do.
The final walkthrough, inspections, punch-list items, and closing are your opportunity to make sure everything is ready before the home officially becomes yours.
Thinking about building a new construction home in the Austin area?
One of the biggest misconceptions buyers have is that they don't need their own REALTOR® when purchasing from a builder. The builder has a team representing the builder—you deserve someone in your corner, too.
From choosing the right community and builder to understanding contracts, construction stages, inspections, walkthroughs, and closing, having your own representation can make the process much easier to navigate.
